Lane & Bennetts offer a professional bespoke property Management and Lettings service. We have gathered a wealth of experience covering all aspects and areas of a tenancy. We offer three levels of service from introduction only, through to rent collection and credit control, to the optimum full management service all at competitive fees to our landlords.

In fact, tenants prefer managed property. More and more tenants request managed properties as it allows a more professional service, removing the emotion form both sides.

Our landlords feel happy and reassured that all tenants undergo a rigourous referencing and selection process to ensure we have quality responsible and respectful tenants, with whom we meet with and inspect your property every 12 weeks.

Our fully trained team are highly experienced in prompt rent collection, troubleshooting practical property issues and credit control as well as maintaining proactive relationships with tenants. We also offer a fantastic rent guarantee scheme.

We are proud to adhere to the codes of conduct published by The Property Ombudsman, Guild of property professionals, & governed by the OFT, with training approved by the Trading standards office (Cambridge). Fees


Applicable to all new assured shorthold Tenancies (ASTs) signed on or after 1st June 2019

Holding deposit - capped at one weeks' rent

Paid by you to reserve the Property. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.

Deposit - capped at 5 weeks' rent where the annual rent is under £50,000 and 6 weeks rent where the annual rent is £50,000 or higher

This will cover damages and defaults by the tenant as detailed in the AST during the tenancy.

Late payment of rent

Interest will be charged at 3% above the Bank of England Base Rate from Rent Due date until paid in full. This will not be levied until the rent is more than 14 days in arrears with the interest calculated back from the first day of the arrears.

Lost keys or security devices

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Variation or changes to an existing tenancy agreement — £50 (inc. VAT) per change

This charge will cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents. This also covers costs in 'change of sharer' situations and covers the landlords costs in securing a new sharing and associated legal requirements in processing that new sharers application.

Early termination as requested by tenant

Should you wish to leave the property before the end of your tenancy agreement, and should the landlord agree to this, then you will be liable to cover the landlord's costs of re-letting the property as well as any rent due under the terms of your tenancy agreement up until the point the replacement tenancy commences.

Utility payments

Tenants will remain responsible, unless agreed otherwise, for all utility payments, TV licence and Council Tax accounts. Please refer to your AST for full information.

Fully Managed - 12% inclusive of VAT (10% + VAT)

  • Advertising and generally marketing the property
  • Taking up full references using external reference agency
  • Organising, BUT not covering the cost of an independent inventory and full schedule of condition of the property and check-in, with video evidence
  • Taking a deposit from the tenant to be held by the agent until the end of the tenancy
  • Collecting the rent monthly in advance and paying over to the Landlord along with a monthly statement, including same day receipt payment
  • Deduct commission and other works
  • Advising relevant utility companies of changes
  • Inspections of the property are carried out on a quarterly basis
  • Co-ordination of repair or maintenance including arranging for tradesmen to attend
  • Organising a check-out at the end of the end of the tenancy and dealing with matters relating to unfair wear and tear
  • Arranging gas and electrical safety checks
  • Make any HMRC deduction

Let and rent collection - 10.8% inclusive of VAT (9% + VAT)

  • Advertising and generally marketing the property
  • Taking up full references using external reference agency
  • Organising an inventory and full schedule of condition of the property and check-in
  • Taking a deposit from the tenant to be held by the Agent until the end of the tenancy when the property and contents have been checked for unfair wear and tear
  • Collecting the rent monthly in advance and paying over to the Landlord along with a monthly statement
  • Deduct commission and other works
  • Advising relevant utility companies of changes
  • Make any HMRC deduction

Introduction only - 78% inclusive of VAT of the first month rental only (65% + VAT)

  • Advertising and generally marketing the property
  • Taking up full references using external reference agency
  • Arranging (but not meeting the cost of) an independent inventory and full schedule of condition of the property and check-in
  • Advising relevant utility companies of changes
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices

Additional services available

Inventory and check-in fee - dependent on the number of bedrooms and/or size of the property and outbuildings

Deposit Registration Fee - £18 inc. VAT (£15 + VAT) fully Managed and rent collection; £72 inc. VAT (£60 + VAT) tenant find only

  • Register landlord and tenant details and protect the security deposit with a government-authorised scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits - £48 inc. VAT (£40 + VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Arrangement fee for works over £500 - 10% of net cost

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractors quotes - £50 inc. VAT (£42 + VAT) per quote

Rent review fee - £60 inc. VAT (£50 + VAT)

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Issuing Notice of Seeking Possession - £60 inc. VAT (£50 + VAT)

  • To issue and hand deliver Notice outside the natural expiry of the tenancy

Annual rental/expense statement - £100 inc. VAT (£84 + VAT)

  • To provide statement for Inland Revenue and/or Tax Accountant

Cancellation fee - £260 inc. VAT

  • In the case of cancellation of letting by landlord prior to commencement of tenancy
  • The landlord will also be responsible for any costs entered into for the production of an inventory, maintenance, gas and electricity safety inspections and any claims by the proposed tenant incurred due to cancellation

Court Attendance - £75 inc. VAT per hour

Termination of contract

The contract between us (the agent) and you (the landlord(s)) will begin when either the signed agreement is dated, or when we commence marketing the property, whichever the earlier.

Lane & Bennetts reserves the right to give one month's notice in writing to the landlord to terminate this agreement and likewise the landlord is required to give one month's notice in writing to Lane & Bennetts to terminate this agreement. Should notice be given by either party, Lane & Bennetts will be entitled to receive a fee equivalent to the cost of our Introduction Only fee (see above), or 10% plus VAT of the unexpired term of the tenancy from the landlord, whichever the lesser, subject to a minimum £400 + VAT.
